<span style="font-family: "times new roman" , serif; font-size: 12.0pt; line-height: 107%;">If you’re tired of dealing with an overflowing dumpster

<span style="font-family: "times new roman" , serif; font-size: 12.0pt; line-height: 107%;">Because of the stipulations placed on any leasing contract,
some business owners are hesitant to lease heavy equipment.<span style="mso-spacerun: yes;"> </span>They realize that when you lease machinery,
you don’t really own it so much as rent it.<span style="mso-spacerun: yes;">
</span>This means having to read and understand the lease well enough so you
can explain the limitations to your staff.<span style="mso-spacerun: yes;">

for eight long years, along with any penalties assessed should you exceed the limitations
of the lease.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>

<span style="font-family: "times new roman" , serif; font-size: 12.0pt; line-height: 107%;">The upside of a lease is you aren’t forced to come up

</span>Just as with a car lease, you pay a fixed amount every month.<span style="mso-spacerun: yes;"> </span>At the end of the contract, you don’t own the
equipment, but you also aren’t saddled with an old machine that could require a
lot more maintenance than a newer model.<span style="mso-spacerun: yes;">
</span>That’s because most leases also come equipped with built-in routine
maintenance provided by the lessor. <span style="mso-spacerun: yes;"> </span>Many
leases even throw in the expense of transporting and installing the equipment,

management is how much of your waste is recyclable.<span style="mso-spacerun: yes;"> </span>If your firm produces a lot of paper, wood

stuff in the bin, consider if recycling would be a better solution.<span style="mso-spacerun: yes;"> </span>Today there are entire industries built on

<span style="font-family: "Times New Roman",serif; font-size: 12.0pt; line-height: 107%;">Having your commercial trash hauled away shouldn’t be
that hard.<span style="mso-spacerun: yes;"> </span>You put out a request for
bids, you choose the hauling company that you feel will get the job done for
the right price.<span style="mso-spacerun: yes;"> </span>You sign a contract for

the case.<span style="mso-spacerun: yes;"> </span>However, for others, once the
bloom is off the rose, they come to find that the only thing that smells worse
than their trash is the way their hauler treats them.<span style="mso-spacerun: yes;"> </span>To keep you from getting down in the
dumpster, this week I thought I’d cover the top-10 complaints that business
owners have when it comes to dealing with trash haulers, as well as what they
can do about it.<o:p></o:p></span></div>

While most trash haulers are prompt and courteous, others are neither.<span style="mso-spacerun: yes;"> </span>This can sometimes result in having to wait
an inordinate amount of time to get your trash hauled away.<span style="mso-spacerun: yes;"> </span>While the contractor might tell you that they
had a truck break down, which can throw their schedule into chaos, this should
be the exception rather than the rule.<span style="mso-spacerun: yes;"> </span>If
you find your hauler is often late to haul your trash, this is a sign that the
company is overpromising and underdelivering.<span style="mso-spacerun: yes;">
</span>Translated, this usually means that the service side of the business
isn’t keeping pace with their sales force.<span style="mso-spacerun: yes;">

</span></span><!--[endif]--><span style="font-family: "Times New Roman",serif; font-size: 12.0pt; line-height: 107%;">Raising your rates causes you to hit the
roof. – Unless the agreement you sign clearly states that the rate you are
being charged is going to be guaranteed through the life of the contract, you
have in essence given the hauler a license to steal.<span style="mso-spacerun: yes;"> </span>You’ll know that you’ve been had the moment
the contractor sends you a bill for more than you agreed to pay, usually
followed by the proviso that their costs have gone up and they are forced to
pass the increase along to their customers.<span style="mso-spacerun: yes;">
</span>This kind of bait and switch tactic is commonly used by underhanded
haulers who low ball their bids to get a contract, only to renege on the deal
almost as soon as the ink is dry. (This is why you need to carefully read the
fine print before you sign on the dotted line.)<o:p></o:p></span></div>

owners; having the cost to haul their trash go up substantially when it comes
time to renew.<span style="mso-spacerun: yes;"> </span>While this tactic isn’t
uncommon, it isn’t necessarily a reason to automatically switch
contractors.<span style="mso-spacerun: yes;"> </span>Not if you can renegotiate
with your current vendor.<span style="mso-spacerun: yes;"> </span>The sad fact
is most business owners never bother to try to get a better deal when it comes
time to renew.<span style="mso-spacerun: yes;"> </span>That can cost them big,
since it’s a lot harder for the hauler to get a new client than it is to retain
those they already have.<span style="mso-spacerun: yes;"> </span>Sometimes it’s simply
a matter of explaining to the hauler that you have other options, such as
jumping ship to one of their competitors.<span style="mso-spacerun: yes;">

compromise for a rate that you can both live with.<o:p></o:p></span></div>

substantial amounts if you aren’t careful. These fees can include trip fees, overage
fees and overloading fees.<span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>(This is also a reason why you should always

When it comes to contracting with a hauler, the first thing you need to
determine is how much refuse your company produces.<span style="mso-spacerun: yes;"> </span>Get this wrong and you could find your
dumpster overflowing, the solution being to have your trash collected more

You wouldn’t think that having too much of a good thing could be bad for you,
but this is another tactic that could cost you plenty.<span style="mso-spacerun: yes;"> </span>If you have a dumpster that’s too big for
your company, you could wind up having it half empty every time the truck comes
around to haul your trash.<span style="mso-spacerun: yes;"> </span>This means
you’re being charged too much for the dumpster rental, or you are paying too
much to have your trash hauled away.<span style="mso-spacerun: yes;"> </span>The
easiest way to remedy this situation is to call the hauler and have them haul
your trash away less frequently.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>

smiling salesperson who works for the hauler may give you all the time in the
world, depending on the size and corporate policies of the contractor, you may
find it extremely difficult to speak to anyone in charge once you’ve signed on
the dotted line.<span style="mso-spacerun: yes;"> </span>Sometimes this is a
function of the corporate structure of the hauling company, since larger firms
have larger staffs and more corporate infrastructure to deal with.<span style="mso-spacerun: yes;"> </span>This means if you need to ask a question,

customer’s part, what kind of reception do you get from customer service?<span style="mso-spacerun: yes;"> </span>If the hauler acts as though they are doing

such a big deal.<span style="mso-spacerun: yes;"> </span>You hire a service.
They send a truck to empty your dumpster from time to time.<span style="mso-spacerun: yes;"> </span>What’s the big deal?<span style="mso-spacerun: yes;"> </span>The big deal is that unless you know the ins
and outs of the trash hauling business, you could wind up paying through the
nose to get your trash hauled off.<span style="mso-spacerun: yes;">
</span>Why?<span style="mso-spacerun: yes;"> </span>That’s because unless you
want to pay to have half-empty loads hauled, or worse, you want your parking
lot to be awash in blowing trash, you have to know a thing or two about the
ways in which the industry works.<span style="mso-spacerun: yes;"> </span>Then
you have to make sure you contract with a hauler that is trustworthy, prompt
and flexible.<o:p></o:p></span></div>

with a truck, you have to know how much stuff you’re going to chuck.<span style="mso-spacerun: yes;"> </span>That’s because dumpsters come in a number of
shapes and sizes.<span style="mso-spacerun: yes;"> </span>Commercial haulers
measure trash by the yard.<span style="mso-spacerun: yes;"> </span>A typical
2-yard dumpster measures 3x3x6 feet.<span style="mso-spacerun: yes;">
</span>This is a great size for a small office or retailer.<span style="mso-spacerun: yes;"> </span>But it’s woefully inadequate for most service
stations that usually produce about twice that amount of trash in any given
week.<span style="mso-spacerun: yes;"> </span>Multi-dwelling condos and
apartment complexes can produce from 6-8 yards of trash week in and week
out.<span style="mso-spacerun: yes;"> </span>They’ll need either a 6x5x6-foot
dumpster or a 6x6x7-foot one.<span style="mso-spacerun: yes;">
</span>Manufacturers and warehouses will need 10+ yard dumpster and maybe even
a commercial compactor to handle all the waste they produce.<o:p></o:p></span></div>

looking to economize on the amount of times a hauler trundles your trash back
to the dump, sometimes it makes sense to invest in one.<span style="mso-spacerun: yes;"> </span>Especially if the bulk of what you’re
discarding are things like cardboard, plastic and lumber, a commercial
compactor can crunch this stuff down so you can double or triple the amount of
refuse you load into your dumpster.<span style="mso-spacerun: yes;">
</span>There are even food-grade compactors for grocery stores and caterers
that not only help them get more food into their receptacle, it keeps down the
smell and vermin that food often attracts.<o:p></o:p></span></div>

the right trash hauler </span></b><span style="font-family: "Times New Roman",serif; font-size: 12.0pt; line-height: 107%;">isn’t as tough a prospect as most
business owners think.<span style="mso-spacerun: yes;"> </span>In major
metropolitan areas like Jacksonville, there are a number of companies from
which to choose.<span style="mso-spacerun: yes;"> </span>Many of their websites
are set up to provide you with a free quote.<span style="mso-spacerun: yes;">
</span>Just bear in mind that not all hauling companies are created alike.<span style="mso-spacerun: yes;"> </span>If you run a small business, you are most
likely going to find a small hauler to be a better fit, since their costs are a
bit lower than the larger haulers and they are more likely to negotiate on
everything from price to frequency.<span style="mso-spacerun: yes;">
</span>Smaller haulers will generally give you a bit more personal attention to
detail, since you will in all likelihood be dealing with the owner of the
firm.<span style="mso-spacerun: yes;"> </span>Larger haulers have larger staffs
and more corporate infrastructure to deal with.<span style="mso-spacerun: yes;">
</span>This means if you need to ask a question, make a change or request
something other than what’s written in your contract, you could spend a lot of
time just trying to get to speak to the right person in the right
department.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>

service industries, bidding is only the start of the process.<span style="mso-spacerun: yes;"> </span>While every business owner always strives to
get the biggest bang for their buck, be aware that the lowest bidder isn’t
necessarily the best company to go with.<span style="mso-spacerun: yes;">

is you need to make sure that everything from the terms and frequency of pickup
to the penalties should your trash fail to adhere to the terms laid out are
noted.<span style="mso-spacerun: yes;"> </span>Also make sure the prices can’t
suddenly be subject to change, or you could find out in short order that the
deal you thought you were getting was in fact a raw deal that will cause you to
gnash your teeth at night over for the rest of the year.<o:p></o:p></span></div>

game, one of the other things you will need to do is decide where to put the
dumpster.<span style="mso-spacerun: yes;"> </span>This may not be as simple as
you think either since most municipalities have stringent rules about where to
place a dumpster, as well as if it needs to be housed behind a protective
fence.<span style="mso-spacerun: yes;"> </span>You may also be required to pour
a concrete pad below your dumpster, which could require you to pull a
permit.<span style="mso-spacerun: yes;"> </span>Before you sign up with a
hauler, you need to first find out what the regulations are in your area.<span style="mso-spacerun: yes;"> </span>If not, you could wind up being fined and
even forced to move your dumpster to an approved location which will cost you
even more time and money.<o:p></o:p></span></div>

<span style="font-family: "Times New Roman",serif; font-size: 12.0pt; line-height: 107%;">Last but not least, you need to extensively research
the reputation of every commercial trash hauler you are thinking about
requesting a bid.<span style="mso-spacerun: yes;"> </span>Due to the advent of
the internet you will be amazed at how much information, including tons of
online reviews you will find with a simple Internet search.<span style="mso-spacerun: yes;"> </span>While company websites are a good first stop
when you wish to find a top-notch hauler, it shouldn’t be the only place you
look.<span style="mso-spacerun: yes;"> </span>Checkout everything from the
Better Business Bureau to Facebook and Google can unearth all kinds of things
about a company.<span style="mso-spacerun: yes;"> </span>Where in decades past,
slipshod operators could hide their shenanigans, in this wired world the
emperor wears no clothes.<span style="mso-spacerun: yes;"> </span>While it’s
obvious that you should beware of companies with complaints, you also need to
be wary of haulers who have precious few positive or negative comments.<span style="mso-spacerun: yes;"> </span>This usually means they are either brand new,
or they changed their name to avoid the all too numerous bad reviews that were
putting a kink in their cash-flow.<o:p></o:p></span></div>

feel free to ask for a bid.<span style="mso-spacerun: yes;"> </span>Just don’t
stop there.<span style="mso-spacerun: yes;"> </span>While you have the owner or
a rep on the phone, also ask for a list of references of other similar sized
businesses you can call to find out what their opinion is.<span style="mso-spacerun: yes;"> </span>Sometimes you can learn more by speaking to a
customer than you can by talking to a company representative.<span style="mso-spacerun: yes;"> </span>Find out if they have ever had any problems
with the quality of service, or the attitude of the company reps.<span style="mso-spacerun: yes;"> </span>Inquire if they have ever been levied an
added fee or whether the company has ever been late for a pickup.<span style="mso-spacerun: yes;"> </span>Last but not least, ask an existing customer

types: Open and closed-end.<span style="mso-spacerun: yes;"> </span>Closed-end horizontal
balers have a closed door to press and tie the material as it exits the charge

baler.<span style="mso-spacerun: yes;"> </span>The differences between an open

So, you decided to buy a commercial trash compactor to help
you save money and the environment<span style="mso-spacerun: yes;"> </span>Bravo!<span style="mso-spacerun: yes;"> </span>Your foresight will help save you time and
money as well as keeping your property cleaner and pest-free.<span style="mso-spacerun: yes;"> </span>Now let’s take the time to cover what you
need to do to make sure your employees are out of harm’s way in the operation
of your compactor.<span style="mso-spacerun: yes;"> </span><o:p></o:p><br />

Commercial trash compactors are powerful machines designed
to apply thousands of pounds of pressure to compress everything from cardboard
and plastic to lumber and masonry.<span style="mso-spacerun: yes;"> </span>They’re
designed to save you space and money by reducing the sheer volume of the waste
your business produces.<span style="mso-spacerun: yes;"> </span>Because their
primary goal is to compress refuse into as small a space as possible, this
means you need to keep your staff away from it when it is operating.<span style="mso-spacerun: yes;"> </span><o:p></o:p></div>
<div class="MsoNormal">

machine itself is a tool that is harmless while idle, just like any other power
tool in your shop, when it’s running it poses a potential hazard.<span style="mso-spacerun: yes;"> </span>Therefore, rule number one in the operation
of a commercial compactor is to make sure that everyone in your employ is
trained to refrain from approaching it when it is on.<span style="mso-spacerun: yes;"> </span>I know this sounds like a common-sense thing
that nearly everyone knows instinctively.<span style="mso-spacerun: yes;">
</span>But as any business owner knows, there’s always one employee who fails
to get the memo.<span style="mso-spacerun: yes;"> </span>My recommendation is
that you take the time to cover with your staff the care and feeding of a
commercial compactor, as well as the do’s and don’ts of operating such a
powerful piece of equipment.<span style="mso-spacerun: yes;"> </span><o:p></o:p></div>

that needs to be followed is to maintain the machine.<span style="mso-spacerun: yes;"> </span>Just like your automobile, a commercial
compactor has many moving parts. It also has a complicated system of electrical
and hydraulic components that can wear out.<span style="mso-spacerun: yes;">
</span>Whether you own your compactor, or you lease it, you are still
responsible for keeping an eye on the machine.<span style="mso-spacerun: yes;">
</span>If you or your staff notice any unusual noises being made by the
machine, or any component acting in a manner other than it usually does, you
need to shut the machine down and contact maintenance.<span style="mso-spacerun: yes;"> </span>If the compactor shuts down in the middle of
a cycle, you need to shut the machine down and contact maintenance.<span style="mso-spacerun: yes;"> </span>Just like your car, where odd noises or a
sudden alteration in the normal operation of a component is a harbinger of a
breakdown, the same can be said of a commercial compactor.<span style="mso-spacerun: yes;"> </span>Also like a car, the longer you put off
performing routine or needed maintenance, the bigger the repair bill will be
when the machine is finally serviced.<o:p></o:p></div>

Let’s say you own a business.<span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>It can
be anything from a retail establishment to a warehouse distribution business, to
a restaurant. You have to pay the waste management/waste hauling company every
time they come by to haul away your garbage. But your business ebbs and flows,
which means sometimes your dumpster is overflowing and sometimes it’s only half
full. Like it or not, you’re going to have to pay the same amount either way. You
know that compactors can help reduce the number of pickups and in the end it can
save you money.<span style="mso-spacerun: yes;"> </span>But what you might not
know is that with an internet connection and a few smart sensors, you can save
even more money by scheduling a pickup only when your dumpster is actually
full. How much can this save your business from a trash hauling standpoint; 10%
20%? 30%? With this kind of technology, you could cut your trash bill by as
much as half. <o:p></o:p></div>

Installing a commercial trash compactor at your business
location is not something that happens overnight. You might have to pull three
phase power over to where you plan to put the installation. <span style="mso-spacerun: yes;"> </span>The compactor needs to be properly anchored to
the ground, which means you probably have to pour a concrete pad as a
foundation for the machine, because a commercial compactor can weight nearly 12
tons when full.<br />

<div class="MsoNormal">
Once you’ve sunk quite a bit of money into all this, how
long will it take to pay the nut back? Say you’ve spent $30,000 on the
installation and the compactor. A typical dumpster can hold 6 yards of trash. A
dumpster with a compactor can hold 5 times as much. So if you go from 1 trash
haul per week with a dumpster to once per month with a compactor, you can save
at least 30% of your yearly trash bill. Since the national average in 2017 for
a dumpster pickup was $345, this represents a saving of $1,380 per month.<span style="mso-spacerun: yes;"> </span>Multiply this by twelve and you could save up
to $16,560 per year. At that rate, the break-even point to pay off the compactor
can be as little as 2-3 years. The trick is to ask yourself a few questions:<o:p></o:p></div>

Another way a commercial compactor can help your business is

your buck when it comes to negotiating a contract with a hauler is to compact
your waste.<span style="mso-spacerun: yes;"> </span>Compacting certain kinds of
waste can reduce the volume of your trash in the dumpster by as much as
70%.<span style="mso-spacerun: yes;"> </span>If most of your waste consists of
cardboard, wood, paper or plastic, it would behoove you to look into a baler.
Those valuable commodities can be sold turning your packaging trash into cash.
For garbage only there are three types: <span style="mso-spacerun: yes;"> </span>horizontal stationary press, self-contained,
and vertical compactors.<span style="mso-spacerun: yes;"> </span>The
self-contained variety is only needed if the waste you produce consists of
biological matter, such as food or medical waste.<span style="mso-spacerun: yes;"> </span>The other consideration you need to make is
whether it’s better to buy or lease a commercial trash compactor.<span style="mso-spacerun: yes;"> </span>While buying a compactor may at first seem

<b style="mso-bidi-font-weight: normal;"><span style="font-family: "times new roman" , serif; font-size: 12.0pt; line-height: 107%;">Maximizing
your plan with a waste hauler</span></b><span style="font-family: "times new roman" , serif; font-size: 12.0pt; line-height: 107%;"> – Since nobody likes to
waste either time or money, the first thing you need to take into consideration
when negotiating a contract is how often your waste needs to be hauled.<span style="mso-spacerun: yes;"> </span>Ideally you want to craft a plan that allows
you to minimize the amount of times the hauler comes to collect a half-empty
dumpster.<span style="mso-spacerun: yes;"> </span>On the other hand, you also
want to minimize the possibility that by the time the truck arrives, your
dumpster is overflowing.<span style="mso-spacerun: yes;"> </span>When
negotiating a long-term contract, it’s vital that you make sure everything from
the size of the dumpster and frequency of hauling, to payment terms, charges
for damaging a dumpster, penalties and non-acceptable trash items are all
spelled out in writing.<span style="mso-spacerun: yes;"> </span>Also make sure
the contract spells out how often and by how much your price can increase.<span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>Don’t
forget to read the contract in its entirety to make certain there are no hidden
fees or weasel clauses that could suddenly kick in to raise your rates
mid-contract.<span style="mso-spacerun: yes;"> </span>If one hauler charges
significantly less than the competition, make sure their contract hasn’t left
out a detail contained in competing contracts that could later cause your cost
to suddenly go up to achieve parity.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>
